The Home Inspector’s Top 3 Seasonal Maintenance Checks

From the notebooks and experience of Don, a professional home inspector, here are the three seasonal checks he emphasized to prevent small issues from becoming major problems.

1. Spring: Check Roof and Gutters.

  • Look for: Winter damage like cracked or missing shingles. Clean gutters and downspouts of debris to ensure proper drainage away from the foundation.

2. Summer: Inspect HVAC System.

  • Look for: Replace air filters. Clear vegetation and debris from around outdoor AC units to ensure adequate airflow and efficiency.

3. Fall: Seal Windows and Doors.

  • Look for: Feel for drafts. Apply weatherstripping or caulk around windows and doors to keep heat in and moisture out.

A consistent, seasonal rhythm of care is the true foundation of a sound home.
